KNOW ALL MEN BY 'THESE PRESENTS :

That the American Rio Grande Land and Irrigation Company,. a corporation duly organized and existing under the laws of State of Texas of Hidalgo County, Texas, as a GIFT, in an effort to assist the community in and about Mercedes. Texas in procuring a proper and suitable place in which to bury the dead, has Granted, Sold, Remised, Released and. forever Quit: Claimed, and by these presents does Grant, Sell., Remise, Release and forever Quit Claim unto the Mercedes Cemetery Association, a corporation duly organized and existing under the laws of the State of Texas .
of Mercedes, Hidalgo County, Texas, all its right, title and interest in and to that certain lot, tract or parcel of land situated in. hidalgo County Texas, and being particularly described as follows:

Beginning at a point on the west boundary line of Lot No. Three (3) in Block No. Sixty Eight (68) .which point is 300.0 south of the Northwest corner of said Lot: thence Norotheasterly, making
an angle of 39 degrees, 48 minutes with the said west boundary line, 390.5 feet to a point on the North boundary line of said Lot: thence to the right 23 degrees, 25 minutes, 284.3 feet; thence to the left 110 degrees, 13 minutes. 95.2 feet; thence to the left 43 degrees no minutes, 805 feet.. thence to the 1eft: 127 degrees, no minutes, 616.7 feet to the point of beginning, containing four and 77/100
4.77. acres. more or less. according to the surveyed and platted lands of said American Rio Grande Land and Irrigation Company out of the Capisallo District Subdivision of said land: map and plat
of which if of record in the County Records of Hidalgo County, Texas,  to which reference is made
to which reference is made for greater certainty of description of the land being herein conveyed.

TO HAVE AND TO HOLD~ the above described premises, together with all and singular the rights and appurtenance thereto in anywise belonging, unto the said Mercedes Cemetery Association, its successors and assigns, forever, so that neither the vendor herein, and its successors or assigns, not any other person or person for it or in its name or behalf, shall or will hereafter claim or demand any right or title to the aforesaid premises or any part thereof.  but it and its successors or assigns by these presents shall be excluded and forever barred:  it being understood however. that the land herein conveyed is conveyed for cemetery purposes only, and in case of non-user for said purposes the above tract of land shall revert to the Grantor herein, it successors or assigns.

IN TESTIMONY WHEREOF, the American Rio Grande Land and Irrigation Company has caused these presents to be executed and its corporate seal to be hereunto affixed, acting herein by and through its duly authorized officers, this the 18th day of April A. D. 1922.
